i wouldnt sell for less than 5m expect as much as 8-9m. spots withing 1 screen of gate and no blockage really are worth a good bit. your spot there has ample space on the left and front as well.

Yea, I think I'll just keep it cause nobody seems to be buying squat. Took me over a month to find this house when I bought it, I paid 10mil and turned down 13mil at one point haha. Maybe this summer when kiddies are out of school prices might pick up. I just remember it took forever to find because nobody wanted to sell.
But hell people used to pvp at the yew moongate, now it's dead.
