Can I ban a player from my house when I'm dead?
No. There is no way to ban a person after you are dead.- Can I control a boat if I am dead?
Yes, but so can anyone else on the boat with you.

Housing is limited to one house per account. All characters on the the same account as the house owner are automatically co-owned. You may have four accounts per IP so the potential maximum housing is 4 houses per player.

A correctly placed house will have a space of 1 tile between it and any other housing structure on its east and west sides. There must be a space of 5 tiles between housing structures on the north and south sides.

Assuming you are not banned from their house and they have not logged out, they are in customize mode. Double click your house sign. Click Change the house locks. The house locks will be changed with new keys appearing in your backpack and bank (one each).

You can remove players from your house with one of two commands. Remove thyself will remove a player out under your house sign; they can return immediately should they choose to. I ban thee will remove a player out under the house sign; they cannot enter the house until the ban is lifted.

When inside a house, your personal gump will have a leave house option. Choosing this option removes you from the house you are in and places you under the house sign. Used for convenience and often for pvp in and around housing.

When a person is banned from a house, all their characters on that account are banned until you lift the ban.

Yes. When you drop a house/plot, a check is deposited in your bank box.
